At Aqua Lux Home Inspection, we operate exclusively with focus on the home itself. This means that I take the time a proper inspection truly requires. A thorough evaluation demands patience, precision, and presence. I perform only one inspection per day, dedicating my full attention to a single client from start to finish. Each inspection takes approximately three to five hours, depending on the property’s size and complexity.
For clarity, safety, and efficiency, I inspect vacant properties, or occupied homes only when no residents are present (with the exception of individuals unable to relocate). This ensures an uninterrupted, accurate assessment of every accessible component.
Trust, for me, is a shared responsibility. My role is to provide a clear, unbiased report on the home’s condition — an honest picture of its structural and functional health. Even if you decide not to hire Aqua Lux Home Inspection, I encourage you to be actively involved during any inspection you attend. Understanding your property and how its systems function is one of the most valuable parts of the process. Your participation helps you see beyond the surface — to recognize conditions, ask the right questions, and take ownership of your investment’s health and safety.
Below are ten practical things you can do to make the most of your inspection experience:

☐ Read the Standards of Practice under which the inspection is performed.
☐ Identify the main water and fuel shut-off valves and learn how to operate them.
☐ Open and close all windows and doors the inspector may not reach.
☐ Test the kitchen appliances.
☐ Operate the clothes washer and dryer.
☐ Run water at all plumbing fixtures and look for leaks.
☐ Walk the entire exterior of the property.
☐ If you’re a home buyer, ask the seller about any prior roof leaks or recent issues.
☐ Bring to the inspector’s attention any concerns you notice.
☐ Make sure all your questions are addressed before the inspector leaves.
